// MRI Commercial Management · Lease abstraction
On MRI Commercial Management? Test lease abstraction on leases your desk already keyed.
For commercial property managers whose lease desk turns signed leases into lease records, recurring charges, options and notes in MRI. AI reads copies of 20 to 30 leases you already set up, amendments included, and drafts what each should look like in Commercial Management, every value tied to its page. Your reviewer, the lease administrator who owns your MRI setup, checks each draft against the record your team keyed. We never log in to MRI.

A signed lease in, an MRI lease record drafted for review
When a lease or amendment is signed, someone on the lease desk opens Commercial Management and works through it: the suite and its area, the dates, the deposit, any renewal or termination options, then the billing, one recurring charge for each line of rent or estimate. Clauses with no field in your setup go into notes or an attached document. Renewals, expansions and moves to another suite are separate steps, each changing a record that already exists.
For the test, AI reads copies of leases your team already keyed and drafts each MRI lease record the way your desk would have filled it in: dates, options, charges by income category and the notes your house rules call for, each pointing to a page of the lease. It enters nothing anywhere. Your reviewer opens the lease in MRI beside the draft and marks every difference.
an MRI lease record
// Inside MRI
Where your abstract meets MRI's lease record
One commencement date becomes several. MRI's own integration guide lists the dates a Commercial Management lease record keeps side by side: execution, rent start, occupancy, lease begin, expiration, vacate, cancellation and stop-billing. A lease that only says commencement may put one date in three of those fields, while early access or a delayed rent start pulls them apart. The draft fills each date on its own, names the clause that set it, and leaves a date blank with a question when the documents are silent.
Rent turns into recurring charges. MRI's lease training sets up billing as a step apart from the lease dates, and MRI's integration guide has every charge name an income category that must already exist in your MRI setup. The rent table in a lease therefore becomes a set of charges, each with a category, a start and an end, and an abstract helps only if it lands in your categories. The draft maps every rent step, free period and estimate to the income categories on your list and flags a line that needs one you don't have. MRI's month-end training includes calculating CPI increases, so an index-linked step is marked as one, with the index, review month and any floor or ceiling the lease sets, never a guessed future amount.
Options, notes and documents carry the rest. MRI teaches lease options alongside the lease dates and deposit, covers adding notes and documents to a lease, and lists Critical Lease Date reports and a Lease Notes report among its lease reports. If your setup has no field for an exclusive, a co-tenancy right or a relocation clause, that clause ends up in a note, so how notes are written is part of the abstract. The draft writes each option with its type, window and notice date, writes each note in the type and wording your desk uses, and fills any custom fields your firm added to the lease record.
Suites and areas change over time. A lease attaches to a suite set up under a building, and MRI treats renewing, vacating, expanding and transferring to another suite as their own actions. An amendment that adds space or moves the tenant is more than new text in the abstract; it is a change your desk makes to the suite and the charges on a set date. The draft lists each such change in date order, with the suite, the area the amendment states and the charges that start or stop, so your reviewer can see the history MRI should show.
Retail leases, and what your reviewer watches. MRI's retail setup training covers tenant categories, reporting and billing preferences, breakpoints and sales history for each retail lease, and its recovery training works through recovery formulas, such as a pro rata formula on building square footage or an occupancy formula. That is where the terms in an abstract become numbers on a bill. Your reviewer will look hardest at the split dates, the income categories and the option notice dates, because a mistake in any of them surfaces later as a wrong invoice or a missed deadline.

Executed leases your desk already set up, each with its amendments and exhibits, plus the MRI record for each: a Lease Summary or Lease Profile printout, or an export of its dates, options and charges.

// After a yes
A month of new leases, with MRI keyed by your desk
With your reviewer's yes, new leases and amendments for the buildings you choose get the same drafts for about 30 days.
Each draft goes to your lease administrator, who approves, fixes or returns it before anything is keyed into Commercial Management. Approved records reach MRI the way your MRI administrator decides: typed in from the draft, or imported with tools your firm already pays for. Option notices, tenant letters and anything sent to a lender or buyer stay with your team.

We never log in to MRI, and no clause gets a final reading from us.
Everything runs on copies and printouts you send. We never sign in to Commercial Management or any other MRI product, nothing is keyed or imported, no option is exercised and no notice is sent. When the documents allow two readings, the draft quotes the clause and your lease administrator or the owner's attorney chooses. There is no integration, partnership or certification between us and MRI Software. MRI appears here only to name the software you run; it is a trademark of MRI Software LLC.
Priced on its own. You get a range before the proof of concept and a fixed price before you sign.
The range turns on how many leases and amendments your desk keys into MRI a month and how many are retail or span several suites.

Do you connect to MRI?
Doesn't MRI sell its own AI lease abstraction?
We use MRI's newer Lease Management page. Does that matter?
Can the drafts be laid out as an import file?
We run MRI ProLease, not Commercial Management. Does this apply?
Will you see tenant ledgers?
